Property due diligence plays a key role in the real estate acquisition process. From mechanical, electrical and plumbing, to lease and financing analysis, and competitive market set, the process leaves no stone unturned and provides key ingredients to the acquisition officer as she develops a recommendation to the investment committee for pricing and purchasing the asset. Without this technical involvement, acquisition officers would be left to rely solely on the marketing materials from the sales broker and their gut, akin to the stock broker throwing darts.
Some areas that will be discussed are:
- What is property due diligence?
- Why do we do it?
- What does it consist of?
- How do you integrate the physical and financial findings into the acquisition recommendations and pricing?Who performs due diligence?
- How do we codify the results of our due diligence?
- Does property due diligence add value?
- How do we as BOMA Professionals prepare for performing due diligence?
